Painting the exterior of your home is an investment. Whether you want a fresh new look, or your paint is in disrepair, it will cost roughly $3600 – $4800 to repaint an average 2500 square-foot two-story home. Why the wide range in price? Because more than color, paint is a layer of protection against the elements. It shields siding from water damage and keeps insects away, so quality matters.
Like metal siding, brick and masonry are easy to brush down and clean with a solution of water and triphosphate sodium — but they take longer to dry. They can be brush painted — but spray painting cost less – about $1.50–$2.00 per square foot. Both methods offer good coverage, but many painters recommend brush painting brick because it forces the paint into more nooks and crannies for a longer-lasting finish. Thornton House Painters
When speaking with painter I specifically asked if two coats would be used. Was told I would be totally happy with work when finished. Everything was sprayed and with only one coat. The paint is wiping right off the walls. I was told touch up paint would be left in the garage and no paint was left. I have noticed that several trim edges were not painted and tried to contact the owner with no response. Not at all happy. When I pointed out that the paint was easily wiping off was told it was because of the color I chose. Ive owned two homes and have never had such a poor paint job.
Exterior paint averages $25-$40 a gallon, and a 3,000-square-foot home takes 15 or more gallons of paint, or $375-$600 just for the paint. However, really premium paint can cost $50-$100 a gallon, or $750-$1,500 for that large home. Doing it yourself also requires renting a pressure washer or sprayer for $50-$100 a day; extra-long ladders or scaffolding at $20-$75 daily; and a power sprayer for $50-$100 daily, plus masking tape, drop cloths and other supplies. However, it's possible to paint a large, two-story house for materials-only costs of $400-$600. House Painting Thornton
Most of a projects price is the cost of labor at $25 to $75 per hour. However, most contractors bid out based on the entire project which includes all work hours. Hourly rates are only useful if your pro asks to do the job as “time and materials.” However, be wary of this pricing structure, it usually shows the contractor is uncertain how long the project will take.
